Do I have to separately draft and upload the Presence-Less registration document?
The Government FAQ indicates that for the enabled
Presence-Less workflow, the system can generate the
registration document from the information entered into
the portal. Supporting documents must nevertheless be
uploaded wherever required.
What supporting documents may have to be uploaded?
The exact requirements depend upon the deed and transaction.
The Government FAQ refers to items such as identity records,
official Encumbrance Certificate where applicable,
geo-coordinate photograph, previous document copy,
Patta copy and other supporting certificates required
for the relevant transaction.
Where should documents such as death certificate or legal-heir certificate be uploaded?
The TNREGINET FAQ indicates that such supporting records
should be uploaded in the designated reference/supporting
document section of the online application.
What is the maximum file size for uploaded documents?
The official portal FAQ presently indicates a maximum size
for individual supporting-document uploads. Because technical
limits may be updated, users should check the current upload
instruction displayed in the TNREGINET portal while filing.
Why is accurate property description important?
Survey number, subdivision, extent, boundaries, plot or flat
particulars and prior-document references identify the
property being dealt with. Incorrect particulars can cause
verification difficulties or document discrepancies.
What are linked survey numbers?
Where a single plot or property relates to more than one
survey/subdivision reference, the portal may require the
related survey numbers to be entered using the appropriate
linked-survey option.
What is the difference between regular and irregular boundaries?
The Government FAQ explains that a square or rectangular plot
is treated as having regular boundaries. Other shapes may
need to be entered under the irregular-boundary option.
Are geo-coordinates mandatory?
The FAQ shown on the Government portal describes geo-coordinate
entry as an available property-identification facility.

When is PAN or Form 60 information required?
For transactions where the Income-tax requirements are
triggered, particularly sale transactions crossing the
prescribed value threshold, PAN or Form 60 information may
be mandatory. The portal determines the required field
based on the transaction details entered.
Why is the portal asking for Patta?
The Government FAQ indicates that Patta may become mandatory
in cases where required property or previous-registration
information is unavailable or where the particular
registration workflow requires the revenue record.
Can multiple properties be included in one document?
The portal FAQ indicates that more than one property can be
added to a single document by using the prescribed
“add property” facility, subject to the deed and
transaction structure.
Can any person prepare a deed?
The Government FAQ states that parties may prepare an
instrument themselves, including by using model formats where
appropriate. For property transactions with title, tax,
family, trust, company, POA or other legal issues,
professional legal review is advisable before registration.
